Properly specified and welded, 20 to 25 years is a reasonable expectation, with membrane thickness, attachment, and detail quality driving the spread. The corridor has plenty of both outcomes; the difference is almost always in the seams and edges, not the membrane brand.
Code and common sense both hinge on moisture: a dry, single-layer roof can often take an overlay, while wet insulation must come out. The core cuts decide it, and you see the evidence before the price.
On a conditioned DFW building, measurably yes. A reflective membrane sheds a large share of solar load through a Texas summer, and on warehouse-scale roofs that shows up on the utility bill. Savings depend on insulation and use, so treat vendor percentages skeptically and the direction confidently.
